What the Program will cover:
All Brokers & Salespersons renewing after the 1st time will receive a 3 hour home-study mandatory courses in Agency, Ethics, Trust Funds, Fair Housing & Risk Management & a 30 hour course on Foreclosures, Taxes & Evictions
Salespersons on their FIRST 4-year renewal will receive 3 hour home study mandatory courses in Agency, Ethics, Trust Funds, Fair Housing & Risk Management.
There will be an optional review to prepare you to pass the exams.
Money Back guarantee if you fail, all fees refunded. However, no one has ever failed after this review.
The exams will be offered on the 5 mandatory courses. 45 Hour students will be provided with instructions on testing requirements for the additional 30 hour course online. If you received your materials at least 6 days before the class, you will be given passwords and user names to test later online according to new DRE regulations. Later enrollees will receive passwords via email.
Requirements:
1. You must sign-up and receive your materials 48 hours before the class to comply with the DRE regulations.
2. DRE regulations state that you may take no more than 15 hours of exams in a 24 hour period
3. 70% to pass
4. The day of the optional review you must present a government issued ID

This course satisfies the annual continuing education requirements for mortgage loan originators set forth by the SAFE Act (Secure and Fair Enforcement Mortgage Licensing Act of 2008).
This live course covers real time discussion of issues affecting the mortgage industry, interaction between students and instructor and the required two-hours on nontraditional lending by discussing suitability of nontraditional loans v. traditional loans for particular types of buyers. The required two hours of Ethics instruction provides a refresher of ethics, fair lending, fraud, and consumer protection topics. Case studies on ethics/fair lending, appraisal/mortgage fraud and RESPA violations provide the learner with opportunity for practical application of knowledge on these topics. The three- hour federal law requirement focuses on a review of federal laws that prohibit discrimination, including FHA, ECOA, HMDA, and CRA. Recent industry trends, updates, and issues related to these laws are included. The one-hour elective focuses on analysis of appraisal reports with attention paid to details mortgage loan originators should review.

Short Sale Specialists
The world of short sales is changing daily.
This isn’t a “basic” short sale class. This is a class that addresses a lot of potential issues and how to look for them, prepare for them or avoid them.
There are so many things to talk to the homeowner about before taking the listing– are they current on their mortgage? what is their hardship? is their HOA up to date? etc. There are also questions the homeowner can’t answer-what is the ratio of owner occupied vs non-owner occupied? what fees will the lender pay and how do I make sure we’re covered for those they won’t? what liens are on the property? etc.
There are government programs available to homeowners but the rules and paperwork required change often. Each lender has it’s own set of requirements when it comes to HAFA, submissions without a buyer, with a buyer, paperwork required, forms, etc. If the home is owned by Freddie Mac, what additional forms do they require?
